Particular care is required where:
- Trees or vegetation are close to the property
- Drainage defects may affect ground moisture levels
- Extensions have been constructed with differing foundation depths
Limestone and Hillside Locations
Bristol is also characterised by areas of:
- Limestone bedrock, particularly in Clifton and the surrounding areas
- Steeply sloping sites, especially in areas such as Totterdown and Kingsdown
These conditions can introduce:
- Retaining wall issues
- Differential movement
- Drainage and water run-off concerns
Historic quarrying and natural variations in ground conditions can also be a factor in some locations.
Common Defects Found in Bristol Properties
Through our experience surveying properties across Bristol, we frequently identify:
- Structural movement, often associated with clay soils or sloping sites

We highly recommend Steve and all the staff for there politeness and efficiency.
We had a full structural survey carried out on the house we intend to purchase and were very impressed . The report was very detailed, with some really good expert advice , not only on the condition of the property but also tips on future maintenance of the house. This company certainly adopts a very professional and efficient service for their customers.
A special mention to Natasha who dealt with our enquiries so promptly, who also has great customer service skills , she really was a pleasure to deal with.
Many thanks and we would not hesitate to use this company again and recommend to family and friends.

Having taken the initiative of avoiding the estate agents recommended surveyor and choosing Wyvern as my professional alternative, I rested the future of my life savings in their services.
They were very quick to fit me in, offering me a cancellation and were swift in providing a "copy and paste" survey report from a house that only bore some similarities to what I actually purchased.
Having now completed on the purchase I look back through the report to some humorous reading. I'll be honest, I'm not talking about the generic survey reports that detail "it MAY need this," "I could only conduct this due to furniture," "you MIGHT want to budget for..." etc. I'm talking about the fine details of "you're internal stop cock is located below the kitchen sink, and the external stop cock is in the pavement outside." Ok... let's be clear, the is NO stop cock below the sink, and there is NO pavement outside! Oh, should I mention the gaping holes in the roof between the property and the neighbours that wasn't picked up on?
If you want a surreal experience that challenges your faith in professional standards, congratulations, you have found your dream team.

I am very impressed with the overall service from my initial telephone call through to completion of survey and further advice direct from Steve and I thoroughly recommend this company.
What really stood out for me though was the additional support Steve provided when I needed further advice following remedial action carried out by the vendor's contractor. Despite being on holiday and with limited internet access, Steve responded the same evening to my questions and video, enabling me to follow through quickly with the solicitor the following day.
Clear advice and great support. Thank you.
Very professional, with prompt communication from first enquiry, very clear and competitive costs.
The online platform was very easy to use and allowed me to check the status of our survey. The report (Level 2 Homebuyers) came back super quickly (next day) and it was clear, detailed, concise and informative.
Would recommend and use again!
I recently had the pleasure of engaging with this RICS Chartered Surveyor for a property assessment, and I must say, the experience was both impressive and seamless. From start to finish, the process was facilitated by their slick website, which proved to be an invaluable tool for accessing information and receiving the final survey report
The survey report, which I received through the website, was an absolute goldmine of information. It was comprehensive, well-structured, and easy to comprehend, even for someone without a background in surveying.
